The data
Nine distressed lists. One fresh feed.
Every record type an investor or marketer needs, pulled straight from county sources the same day it is posted. Cleaned, normalized, and delivered as CSV.
Record types
What we pull.
Each list comes from the office that publishes it. Our bots check those pages continuously and capture new filings the same day.
Pre-foreclosures
Notices of Default and Lis Pendens filings, the first public signal that a mortgage is in trouble, usually weeks before any auction is scheduled.
Source: County Clerk / Recorder
Foreclosure auctions
Trustee sale and sheriff sale lists with sale dates, so you can reach owners before the courthouse steps and track what actually sells.
Source: County Clerk / Trustee postings
Probate filings
New estate cases with the decedent and the petitioner or executor, the person who will decide what happens to inherited property.
Source: Probate Court / County Clerk
Tax delinquent properties
Parcels with unpaid property taxes, often owned by people who have stopped maintaining or even visiting the property.
Source: Tax Assessor / Tax Collector
Code violations
Open enforcement cases for tall grass, junk vehicles, unsafe structures and more. Deferred maintenance is one of the strongest motivated seller signals.
Source: Code Enforcement / City Permits
Divorce filings
New family court cases where a shared home often has to be sold, refinanced, or split within a set timeline.
Source: District Court / Family Court
Evictions
Landlord and tenant cases filed in justice or county court. A landlord going through an eviction is frequently a landlord ready to sell.
Source: Justice Court / County Court
Liens & judgments
Mechanic's liens, HOA liens, federal and state tax liens, and civil judgments recorded against a property or its owner.
Source: County Clerk / Recorder
Absentee / out-of-state owners
Properties where the mailing address does not match the property address, or sits in another state. Landlords and heirs who are not living in the asset.
Source: Tax Assessor / Appraisal District

This is what a delivery looks like.

County sites export messy text. We parse, normalize, and validate every record before it reaches you, so the file opens and imports without a cleanup step.
- Normalized owner names, consistent casing and punctuation
- Owner 1 and Owner 2 split into separate columns
- USPS-style mailing and property addresses
- ISO dates (YYYY-MM-DD) that sort correctly everywhere
- Source URL on every record where the county provides one

Use cases
Use the data your way.
A CSV fits into any workflow. Mail it, dial it, or load it straight into the system you already run.
Direct mail
Mailing addresses are already USPS formatted, so the file drops straight into your print vendor or mail house. Fresh filings mean your letter lands before the competition's does.
Cold calling & SMS
Hand the owner names and addresses to your skiptrace provider, or let us do it. On a Custom Pipeline we append phones and emails before the file reaches you.
CRM import
Stable column names and ISO dates map cleanly into ReiSift, Podio, Lofty, GoHighLevel, HubSpot, or Google Sheets. Set up the import once and reuse it every day.
