Bots watch the county. You get the CSV.
Our automation checks county websites around the clock. When a new public record is posted, we pull it the same day, clean it, and deliver a CSV you can open in anything.
Four steps. Fully automated.
From the county website to your inbox with no one copying and pasting in between.
Collect
Bots visit each county source on a schedule, many every 15 minutes. They detect new filings, handle logins, captchas and PDFs, and capture the source URL for every record.
- Clerk, tax, court and code enforcement sites
- Logins, captchas and scanned PDFs handled automatically
- Source URL captured with each record
09:14:02 GET harris-county clerk … 200 09:14:03 12 new records found 09:14:03 captcha solved (1.8s) 09:14:04 parsed 3 PDF attachments 09:14:05 queued for processing 09:14:06 GET travis-county tax … 200 09:14:07 0 new records, next check 09:29 09:14:08 GET dallas-county courts … retry 1/3
Process
Raw county text is messy. We normalize names, split owner 1 and owner 2, standardize addresses, parse dates, and remove duplicates before anything reaches your file.
- Names normalized, owner 1 and owner 2 split
- Addresses standardized, dates parsed
- Duplicates removed across days and sources
Filter
You choose which record types you want from each county. Need more precision? Attribute filters like equity, occupancy and entity type are available on the Custom Pipeline.
- Pick record types per county
- Change your selection any time
- Custom filters on the Custom Pipeline
Deliver
Every day you get an email with a download link. Your download portal keeps 90 days of history. The CSV opens in Excel, Google Sheets, or any CRM importer.
- Daily email with a download link
- Download portal with 90-day history
- Plain CSV, works with Excel, Sheets and any CRM
Hi Jason, your Harris County file is ready. 14 new records were posted since yesterday: 9 pre-foreclosures, 3 probate filings, 2 tax delinquent.
Same day. Every day.
A record posted by the county this morning is in your file today. Not next week, not at the end of the month.
Continuous monitoring
Every source has its own schedule. Busy clerk sites are checked every 15 minutes, slower ones a few times a day. No source goes unchecked for long.
Same-day detection
New records are typically in your inbox within hours of the county posting them. You reach the owner before the postcard crowd does.
Change tracking
We only send what is new since your last file, and we flag status changes on records you already have, like a sale date being set.
Built like software. Because it is.
Every collector is monitored. Failed requests retry automatically. When a county changes its site layout we get an alert, a human reviews the failure, and the collector is repaired the same day. Uptime is tracked per source.
- Automatic retries and backoff on every request
- Alerts the moment a county site changes layout
- Human QA on every failure before it reaches you
- Per-source uptime and last-check visibility
What is in every CSV.
Consistent columns across every county and record type, so your import template never changes.

|---|---|---|
| record_type | The kind of public record | pre_foreclosure |
| county | County and state the record came from | Harris, TX |
| filed_date | Date the county posted or filed the record (ISO format) | 2026-09-12 |
| owner_name | Primary owner or party, cleaned and title-cased | Jose A Ramirez |

Field availability varies by county and record type. Some counties do not publish a mailing address or a direct source link; those cells are left blank rather than guessed.
Questions.
How fresh is "same day"?
Our bots check most sources every 15 minutes to a few hours. When the county posts a new record, it is collected on that same check, processed, and included in your next daily file. In practice, most records are in your inbox within hours of the county posting them.
Which counties do you cover?
We run 100+ county sources today, concentrated in the markets investors ask for most. If your county is not on the list yet, tell us. New sources usually take a few days to bring online and we will send you a sample once it is live.
Can I add counties later?
Yes. Add or swap counties from your account at any time. Your plan sets the maximum number of counties, and you can move up a plan whenever you need more. There is no contract and you can cancel anytime.
What format is the data in?
A plain CSV file with a fixed set of columns: record type, county, filed date, owner name, owner 2, mailing address, property address, case number and source URL. It opens in Excel, Google Sheets, Numbers, and imports cleanly into any CRM or dialer.
What happens if the county site goes down?
The collector retries automatically and alerts our team. When the site comes back, the bot picks up every record posted while it was down, so nothing is skipped. If a county changes its layout, we repair the collector, usually the same day, and backfill any gap.
Do you skiptrace the records?
Yes, on the Custom Pipeline. We pull the records, append phones and emails, and push them straight into your CRM. See the Custom Pipeline for details or talk to our team for a quote.
See it with your own county.
Tell us a county and we will send you a sample file.
